an example, based on the industrial digital transformation theory and platform strategy, to explore the influencing factors of the digital transformation of property management companies. It is a research that combines qualitative and quantitative research. The research tool is a questionnaire. The research object is property companies, and 386 property companies were selected through random sampling. The data collected from the questionnaires were then analyzed using descriptive statistics consisting of percentages and means. Then use the information collected from the questionnaire to conduct correlation analysis and regression analysis to explore whether there is a certain correlation between variables and verify the relationship between each variable. The research results found

(1) Environmental factors have a positive role in promoting the digital transformation of property companies, but their influence is the weakest among the three dimensions. The reason is that environmental factors are often protective factors for corporate transformation, and creating a good corporate external environment is conducive to corporate transformation and reform. It's going well, but it's not decisive.

(2) Organizational factors play a positive role in promoting the digital transformation of property companies. Among the three dimensions, the impact on enterprise digital transformation is moderate and has the widest scope. The reason is that managers' cognition and organizational changes within the company are the basic conditions for a company to successfully carry out digital transformation, and determine whether the company can correctly respond to various behaviors in the digital transformation process.

(3) Technical factors have an important impact on the digital transformation of property companies and have the strongest impact on the digital transformation of companies among the three dimensions. The importance of technological factors to enterprise digital transformation is self-evident. Technical factors are the fundamental reason why property companies are unable to carry out digital transformation independently. This is also an effective way to promote the digital transformation of property companies.
